This 1987 tract home in Laguna Niguel Hills had original R-19 batts laid perpendicular to the joists, compressed to maybe R-13, with every top plate glowing on the thermal camera. We pulled the old material, sealed 147 linear feet of top plate, 23 recessed can penetrations, and a 4-foot chimney chase. Blower-door test read 3,800 CFM50 before sealing, 2,100 after. Then we blew GreenFiber cellulose to a settled depth of 12 inches. The homeowner’s summer AC runtime dropped 34% the first August. Crawl Space Encapsulation & Vapor Barrier: South Laguna Niguel Near Salt Creek

Homes near Salt Creek deal with a high water table and clay soil that holds moisture for weeks. This crawl space smelled musty in June and grew mold on the north-facing joist bays every winter. We installed a 6mil reinforced polyethylene vapor barrier with sealed seams and mechanical fastening to the foundation walls, blocked all vents with rigid foam and mastic, and added a Santa Fe Compact70 dehumidifier with a condensate pump discharging to the exterior. Spray Foam Insulation: Crown Valley Highlands New Addition

A Crown Valley Highlands homeowner added a master suite above the garage and wanted to use the attic as conditioned storage. We sprayed 2 inches of Demilec Heatlok HFO closed-cell in the walls for air sealing and structure, then 5.5 inches in the rafter bays to create a hot roof with R-38 effective. The existing HVAC couldn’t handle the load, so we sized a Mitsubishi mini-split based on the new envelope load calculation. Blower-door on the addition alone: 1,850 CFM50 before foam, 420 after. Written price: $8,400 for foam, $3,200 for mini-split. Photos show every stud bay before and after.

Insulation Removal & Replacement: Niguel Summit After Rodent Damage

Roof rats had used this Niguel Summit attic as a highway for three seasons. The insulation was flattened, urine-stained, and useless. We HEPA-vacuumed the entire deck, applied botanical sanitizer, found and sealed seven entry points with copper mesh and closed-cell foam, installed Owens Corning Raft-R-Mate baffles at every eave for ventilation, then blew Knauf EcoFill WX cellulose to R-38. The blower-door dropped from 4,100 to 2,400 CFM50, mostly from the entry sealing. Written price: $5,600 including sanitization. Rodent proofing warranty: 1 year. Wes Okafor flagged the soffit rot that had gone unnoticed; photos went to the homeowner’s insurance adjuster.

Radiant Barrier Installation: El Niguel Heights with West-Facing Roof

El Niguel Heights gets hammered by afternoon sun, and this home’s dark shingles were radiating heat directly onto the ductwork. We stapled Owens Corning RadiantBarrier to the bottom of the rafters with a 3/4-inch air gap per manufacturer spec, leaving the ridge vent path clear. Attic air temp dropped from 143°F to 108°F at peak. The sweating stopped that week. We didn’t replace the R-30 batts, just added the barrier as a standalone retrofit. Written price: $2,400. Blower-door unchanged since we didn’t seal, but the thermal camera showed a 22°F surface temperature reduction on the ductwork. Photos timestamped 3 PM before and after.

Attic Cleaning & Air Sealing: Rancho Niguel with Original 1979 Construction

This Rancho Niguel home still had its original R-11 batts, and three different HVAC contractors had left their old flex duct and debris behind. The bathroom fan had never been ducted outside, just blowing moisture into the insulation for 40 years. We cleaned the deck entirely, sealed 43 wire and plumbing penetrations with fire-rated foam, ducted the bath fan to a new roof jack with insulated flex, and blew Knauf Jet Stream Ultra fiberglass to R-49. Blower-door: 5,200 CFM50 before, 2,800 after. The homeowner’s daughter stopped getting nosebleeds in winter, which wasn’t our metric but got noted in the file. Written price: $5,800.
